Cotton Bayou Park tends to stay at full occupancy. If you would like to be added to our waiting list, please fill out an application and if approved, we will add you to our list and keep you updated when homes become available.
These are outside services that you may set up at your own expense
If you wish to receive mail at the park, you will need to take a copy of your lease to the Baytown Post Office. They do charge a fee for the key. Mail boxes are located at the front entrance of the park.
A mobile home is also commonly called a manufactured home or trailer. Mobile homes originated after World War II so American soldiers returning from war had a place to live.
Cotton Bayou Park currently has 44 mobile homes. Homes in our inventory include:

We do allow well-behaved pets at the park.
-No more than two pets per home allowed
-Cats must be kept inside; no out-door cats allowed
-Pets need to be kept in the home or on a leash with the tenant at all times
-Tenants may have a kennel for the pet outside
-$200.00 pet deposit for the first pet and $100.00 for a second pet
-All pets must be current on vaccinations
-NO Pit Bulls, Stafford Shire Terriers, Rottweilers, Dobermans, Chows, Great Danes.
Home Phone, Internet, Cable/Satellite
Tenants are responsible for yard maintenance including mowing and weed eating lot.
There is a dumpster located at the front of the park for tenant's kitchen and bathroom type trash only. All trash
must be neatly secured in appropriate trash bags. All other large trash items, furniture, car parts, etc. MUST be brought
to the City of Mont Belvieu dump.
Tenants are responsible for obtaining and paying for electricity. Go to www.powertochoose.org to find the best rates from all providers in one place.
Cotton Bayou Park has it's own water and sewer plant on-site that is regulated by The Texas Commission on Environmental Quality (TCEQ) Water & Sewer are included in the cost of your rent.
-6 Month Residential Lease Required
-Security Deposit is Equal to One-Month's Rent and is due prior to move in (additional pet deposit required if applicable)
-All homes come with a refrigerator, stove and washer/electric dryer connections
-On-Site Maintenance Personnel
-Applicant(s) must be at least 21 years of age
-Gross income must be at least 3 times the amount of the home you are applying for
-Verifiable past rental history
-Applicant(s) must pass a background check
-Print off application
-Fill out application completely and return it with required documentation
-We do not charge an application fee
-We will approve or deny your application in 1 to 2 business days of receiving it
